Putting your installation right

The report and quote

The quote is free once you own the property, with a pre-check included. If you have a failed inspection report, we go through it with you to identify the work needed.

Repairs and diagrams

We correct the faults, check the panel, protective devices and earthing, and prepare the single-line diagram and layout plan for inspection.

The official inspection

We prepare the installation and documents. An accredited inspection body carries out the official inspection and issues its report. Follow-up corrections are included for findings about the agreed work.

Deadlines after purchase and periodic inspections
  • Installation before 1981: after a failed inspection, you have 18 months after purchase to correct the installation and have it reinspected by an accredited body of your choice.
  • Installation after 1981: the deadline is 12 months after the inspection report received with the purchase.
  • An inspection is required before commissioning a new installation or after a major modification to the panel, circuits or an extension.
  • Periodic inspections are required every 25 years for residential installations and every 5 years for professional premises.

FAQ – Electrical compliance

Quick answers about electrical compliance (pre-check, fixes, technical file, official inspection).

What is electrical compliance?
It’s bringing your installation up to Belgian electrical regulations, to ensure safety and pass inspections.
Can you support me until certification?
Yes. We carry out the repairs and prepare the documents for the official inspection. The inspection itself and its report are the responsibility of an accredited inspection body.
What do you do before the official inspection?
We perform the pre-check, corrections and electrical compliance work, then prepare the official inspection visit with an accredited inspection body.
What does an electrical installation check include?
The inspection covers the distribution board, earthing, RCDs, circuits, single-line diagram and layout plan.
Which municipalities do you cover?
ElectroSmart is based in Overijse and serves these main municipalities. Walloon Brabant: Wavre, Waterloo, La Hulpe, Rixensart, Lasne, Ottignies-Louvain-la-Neuve, Grez-Doiceau, Chaumont-Gistoux, Mont-Saint-Guibert, Court-Saint-Etienne, Walhain, Braine-l'Alleud; Flemish Brabant: Overijse, Hoeilaart, Huldenberg, Tervuren, Bertem, Oud-Heverlee, Kraainem, Wezembeek-Oppem; East Brussels: Auderghem, Watermael-Boitsfort, Woluwe-Saint-Pierre, Woluwe-Saint-Lambert. Outside the list, if the municipality is nearby and parking is easy, we can still review the request.
Do you charge for a quote?
Once you own the property, the quote is free. The pre-check is included so we can work out which repairs are needed. We do not provide comparative quotes for multiple properties before purchase.
